Talay at Marsa Al Saadiyat: Why the First Residential Launch Matters

Two months after the unveiling of Marsa Al Saadiyat, Aldar has announced Talay, the first residential community within the AED 100 billion waterfront masterplan.
Launching for sale on 23 September 2026, Talay comprises 351 standalone four, five and six-bedroom villas and marks the first opportunity for buyers to purchase a home within Marsa Al Saadiyat.
Its significance extends beyond the individual villas being released. Marsa Al Saadiyat represents the final phase of the wider Saadiyat Island masterplan and is expected to become home to more than 58,000 residents across private mansions, luxury villas, waterfront apartments and branded residences.
Talay therefore establishes the first residential product and pricing benchmark within what will become one of Abu Dhabi's largest new prime waterfront districts.
The first residential address at Marsa Al Saadiyat
Marsa Al Saadiyat was unveiled in July 2026 as a AED 100 billion development spanning approximately 6.4 million square metres and eight kilometres of waterfront.
Aldar is the master developer, responsible for the overall design and delivery of primary infrastructure. The development activates the final phase of the Saadiyat Island masterplan and will substantially expand the island's residential, hospitality, cultural and leisure offering.
At the centre of the masterplan will be Abu Dhabi's largest marina, with capacity for up to 350 berths for sailing boats and luxury yachts. The destination will also include 5.6 kilometres of beaches, approximately 140 kilometres of interconnected walking paths, a 46-kilometre cycling track and a one-kilometre waterfront promenade.
Talay is the first residential community to emerge from that wider vision. This gives the launch particular relevance. It provides the first indication of how residential property within Marsa Al Saadiyat will be positioned, from pricing and architecture to community planning and buyer profile.
What is launching at Talay?
Talay comprises 351 standalone villas divided between two collections: 167 villas at Talay and 184 at Talay Beach.
Homes are available with four, five and six bedrooms. Prices start from AED 13.5 million and the development offers a 50/50 payment plan. Estimated handover commences in Q4 2029 for Talay and Q4 2030 for Talay Beach.
The community has been designed around family living, with landscaped green spaces, swimming pools, children's play areas, jogging tracks, cycling loops, padel courts, fitness facilities, picnic areas, an outdoor majlis pavilion, a pet park and EV charging stations.
A landscaped central green spine runs through the community, incorporating shaded gathering areas and water channels inspired by the traditional falaj irrigation system.
Rooted in Emirati design
One of the more distinctive aspects of Talay is the way Emirati architectural and cultural references have been incorporated into the development.
The community includes an outdoor majlis designed as a contemporary interpretation of a traditional social gathering space. Falaj-inspired water features run through the landscape, while Areesh-inspired elements reinterpret traditional woven palm-frond building techniques within the architecture.
Aldar has also collaborated with Emirati designer Abdalla Almulla on bespoke architectural elements, including louvre detailing for the villas. His involvement extends into the public realm through a commissioned fountain within Talay.
The result is a design proposition that connects contemporary luxury living with the cultural identity of the UAE, rather than treating the development as an interchangeable international waterfront community.
Why the wider Marsa Al Saadiyat masterplan matters
The significance of Talay cannot be separated from what is planned around it. Marsa Al Saadiyat is designed as a fully integrated waterfront district rather than a standalone collection of residential projects. The masterplan will eventually accommodate more than 58,000 residents across villas, mansions, apartments and branded residences.
Its scale is significant, alongside the marina and beaches, the masterplan includes three schools, healthcare facilities, community clubhouses, sports facilities, green linear parks and extensive pedestrian and cycling infrastructure.
The one-kilometre waterfront promenade will create a retail and dining destination supported by a yacht club and two luxury hotels, while a dedicated theatre district will include Dar al Funoon, a performing arts venue with capacity for more than 6,000 guests.
Marsa Al Saadiyat will also connect directly with Saadiyat Cultural District through a scenic walkway, bringing residents within easy reach of the island's museums, cultural institutions, restaurants and hospitality offering.
A major new connectivity layer for Saadiyat
Transport infrastructure is another important part of the masterplan. Marsa Al Saadiyat is planned alongside an underground Etihad Rail high-speed rail station integrated into a Transit-Oriented Development hub. The wider development will also be connected to Umm Yifeenah Island and Reem Island through a new network of roads and tunnels, improving connections between Saadiyat and central Abu Dhabi.
This matters for the long-term evolution of the island. Saadiyat has already established itself as one of Abu Dhabi's leading cultural and prime residential destinations. Marsa now adds a much larger residential population, marina, hospitality offering, public realm and transport infrastructure to that existing ecosystem.
