Abu Dhabi recorded 2,609 property sales worth AED 11.9 billion over the latest 30-day reporting period, marking a substantial increase in registered market activity. Transaction volumes rose 104% compared with the preceding 30 days, while sales value increased 108%, according to ADInteract, an independent platform using Abu Dhabi Real Estate Centre data.
The increase extended across both off-plan and ready properties, although new developments accounted for the vast majority of sales. Hudayriyat Island, Al Reem Island and Yas Island were among the most active locations.
Off-plan sales lead market activity
Off-plan properties recorded 2,156 transactions worth AED 10.7 billion during the period. Transaction volumes increased 116.7% compared with the preceding 30 days, while their combined value rose 112.4%.
The segment accounted for approximately 83% of registered sales and 90% of transaction value, highlighting the substantial role of off-plan properties in Abu Dhabi’s sales market.
Ready-property activity also strengthened. The segment recorded 453 transactions worth AED 1.2 billion, representing increases of 58.9% in volume and 74.2% in value.
While off-plan sales grew faster, the rise in ready-property transactions shows that the increase in registered activity extended beyond homes under development.
Median transaction prices move higher
The median transaction price reached AED 3.22 million, up 18.7% compared with the preceding 30-day period. The median price per square foot increased 4.8% to AED 1,881.
These figures describe the properties sold within each reporting window. Changes in the balance of locations, property sizes and developments can influence the medians, alongside movements in underlying prices.
For buyers assessing a particular home, transactions involving similar properties within the same development provide a more relevant benchmark than the market-wide median.
Hudayriyat Island leads transaction volumes
Hudayriyat Island registered 616 sales, the highest total among the listed areas. Al Reem Island followed with 416 transactions, ahead of Yas Island with 394 and Al Layyan with 268.
Together, these four locations accounted for approximately 65% of registered sales during the reporting period. Hudayriyat alone represented close to one-quarter of the total.
The concentration of activity illustrates how individual destinations and developments can shape Abu Dhabi’s short-term sales performance. Project releases and the timing of registrations are particularly relevant in a market where off-plan properties represent most transaction value.
A more active market, with distinct buying considerations
The latest figures show a sharp increase in registered sales across both off-plan and ready properties. However, the two segments present different considerations for buyers.
For off-plan purchases, the assessment includes the developer’s delivery record, construction progress, payment schedule and anticipated supply at completion. For ready properties, condition, occupancy, service charges and achievable rental income become more immediate factors.
Across both segments, recent comparable sales remain central to understanding pricing. The market-wide figures establish the scale of activity; the investment case depends on the individual property.
