Often described as the “Capital of Capital,” Abu Dhabi combines institutional strength, long-term economic planning and global confidence. Sovereign wealth, multinational corporations and HNWIs are increasingly drawn to the emirate for its stability, investor-friendly environment and sustainable growth prospects.
A Resilient Market
Abu Dhabi real estate demonstrated remarkable momentum through 2025 and the first half of 2026.
In 2025, the emirate recorded AED 142 billion in total real estate transactions, a 44% increase year-on-year (YoY). Out of this amount, residential transactions totalled AED 76 billion, up 67% YoY, while apartment prices rose 19% and villa prices increased 13% in the same time period.
Momentum accelerated in H1 2026, with AED 117 billion in real estate transactions, an increase of 112% compared with H1 2025. Transaction volumes rose 61.7% during the same period. Out of the total AED 117 billion, real estate sales reached AED 86.1 billion, representing a stunning 163.7% YoY increase.
This performance is particularly significant against the backdrop of regional tensions. Rather than retreating, buyers continued to transact, developers continued to launch, and demand extended across established and emerging destinations.
Global Capital, Local Fundamentals
Foreign demand is becoming an increasingly important force within Abu Dhabi’s property market.
Resident and non-resident foreign buyers accounted for 62% of residential unit sales in 2025, while foreign investors drove 69% of residential unit sales growth between 2022 and 2025.
International demand continues to broaden, spanning markets including Canada, China, France, Germany, India, the United States and the United Kingdom. This reflected in the FDI growth, which grew at a staggering 309% YoY in H1 2026.
The Destinations Shaping Abu Dhabi
Prime residential demand in 2025 spanned a diverse collection of destinations, including Saadiyat Island, Al Maryah Island, Yas Island and Hudayriyat Island, alongside emerging areas such as Al Bahyah and Ghantoot.
This breadth reflects a market going beyond traditional luxury to include waterfront living, cultural destinations, master-planned communities and a new generation of investment-led residential developments.
Looking Ahead
Despite regional tensions, Abu Dhabi’s next chapter is being shaped by political stability, institutional strength, population growth, corporate relocation, rising FDI, and an expanding cultural and tourism ecosystem.
As global investors increasingly seek transparent, well-governed markets with durable fundamentals, the emirate is positioned to attract further international capital. With demand continuing to outpace supply in prime locations, and a new generation of high-quality and branded residences entering the market, Abu Dhabi real estate is increasingly defined by growth, long-term value potential and enduring global appeal.
