Dubai’s residential market has recorded contrasting performances this year. Against a backdrop of regional uncertainty and more cautious market sentiment, overall property prices have declined by 7% year to date. Yet several high-value segments have continued to register growth, highlighting the importance of looking beyond market-wide averages. Zooming-in on trophy assets and the prime residential market, the picture tells a different story.
- Luxury properties above AED 20 million
Properties valued above AED 20 million have recorded price growth of 6% year to date, demonstrating resilience at the upper end of the market. - Ultra-luxury properties above AED 40 million
The segment above AED 40 million has performed even more strongly, with both prices and transaction volumes increasing by 10% over the same period. Growth across both measures indicates that activity at this level has remained robust despite softer conditions across the wider market. - Villas and waterfront locations
Villas have also recorded substantial gains, with prices increasing by 28% year to date, reflecting the continued appeal of spacious properties offering privacy, comfort and an exclusive lifestyle.
Within the waterfront villa market, the increases have been more pronounced: 39% on Palm Jumeirah and 74% in La Mer. These results highlight the divergence between individual communities and the broader residential market.(Sources: DLD and DXB Interact)
The importance of zooming in
These figures demonstrate why it is important to zoom-in and look beyond overall market averages. While the wider market has experienced a correction, Dubai's prime and ultra-prime segments continue to show positive momentum.
The emirate also retains its key advantages: its position as a global business hub connecting East and West, world-class infrastructure, major development projects, a tax-friendly environment, year-round sunshine and a reputation for safety. These fundamentals continue to attract international buyers and investors, supporting Dubai's position as one of the world's leading destinations for luxury real estate.
The takeaway is simple: Dubai's real estate market should not be judged on overall figures alone. When looking at prime locations and trophy assets, the picture remains positive, with continued growth in several key segments.
