Aldar's Saadiyat Grove, a luxury retail and lifestyle district in Abu Dhabi's Saadiyat Cultural District, is set to open in the fourth quarter of 2026 with more than 100 global brands, including Cartier, Louis Vuitton, Dior and Van Cleef & Arpels. The wider residential offering comprises more than 1,000 homes, with Louvre Abu Dhabi Residences, Baccarat Residences Saadiyat and The Arthouse among the communities named by Aldar, tying flagship retail infrastructure directly to the island's residential value proposition. Saadiyat Island was one of the leading Abu Dhabi districts in the first half of 2026, alongside Al Hudayriyat Island, Yas Island and the combined Al Reem and Al Maryah market, which together accounted for roughly 71% of Abu Dhabi's H1 2026 residential sales value, according to the Abu Dhabi Real Estate Centre.
A Global Retail Anchor Arrives on Saadiyat Island
Aldar has released further masterplan details for Saadiyat Grove, the luxury retail and dining district under construction in Saadiyat Island's Cultural District, confirming a fourth-quarter 2026 opening. The site sits between the Louvre Abu Dhabi, Guggenheim Abu Dhabi and Zayed National Museum, a placement Aldar has built its retail strategy around rather than the enclosed mall format that dominates much of the region.
More than 100 international brands anchor the retail component, among them Audemars Piguet, Brunello Cucinelli, BVLGARI, Cartier, Chaumet, Dior, Fendi, Loewe, Louis Vuitton, Tiffany & Co, Valentino and Van Cleef & Arpels. Aldar says 20 of the overall concepts are new to the region. The dining line-up includes Alain Ducasse Café, Monsieur Paul, the Bocuse French brasserie concept, and Momofuku, part of the restaurant group founded by David Chang in New York. Aldar's own figures put the destination's retail footprint at more than 75,000 square meters, spanning more than 85 fashion and beauty stores and more than 40 food and drink outlets.
The wider development adds 25,000 square meters of Grade A office space across four buildings, a 7,000-square-meter cultural and hospitality venue called Saadiyat Forum, and a 2,200-square-meter executive club with private offices and boardrooms. A 2,000-square-meter flagship of the London fitness brand BXR, backed by heavyweight boxer Anthony Joshua, marks the operator's first flagship location in the Middle East. A separate wellness centre and longevity clinic completes the amenity mix.
The Residential Layer Behind the Storefronts
Saadiyat Grove was never conceived as a retail project alone. Aldar says the wider residential offering comprises more than 1,000 homes, with Louvre Abu Dhabi Residences, Baccarat Residences Saadiyat and The Arthouse among the communities within the district.
Baccarat Residences Saadiyat illustrates the scarcity built into this tier. Launched in February 2026 as the final development to launch within the Saadiyat Grove district, the project holds just 77 homes: a mix of two- and three-bedroom residences, four-bedroom sky villas and two signature penthouses. Sou Fujimoto Architects designed the building, its first residential commission in the UAE, with its undulating form inspired by the natural movement of Saadiyat's shoreline.
That scarcity sits inside a wider neighborhood of branded stock that Christie's International Real Estate Abu Dhabi already tracks closely. The Row Saadiyat, Aldar's 717-unit boutique quarter a short walk from the Louvre, and Mandarin Oriental Residences, a 226-home development framed around views of the Zayed National Museum, both sit inside the same Cultural District footprint that Saadiyat Grove now anchors commercially. Neither address depends on Saadiyat Grove for its fundamentals, but both gain proximity to the retail and dining infrastructure now arriving next door.
Why Retail Infrastructure Matters to the Property Case
Saadiyat Island's cultural credentials were never in question. What the district lacked, until now, was the connective tissue of retail and dining that keeps a cultural destination populated once museum hours end. Saadiyat Grove addresses that gap directly, and the timing lines up with a period in which Saadiyat has already become one of the busiest corners of Abu Dhabi's property market.
