Marsa Al Saadiyat

Marsa Al Saadiyat is Aldar’s final phase of the Saadiyat Island masterplan. Launched on 22 July 2026 by H.H. Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, Crown Prince of Abu Dhabi, the destination covers 6.4 million sq. m. and extends across 8 km of coastline. The masterplan will accommodate more than 58,000 residents, with mansions, luxury villas, waterfront apartments and branded residences. The design centres on the coast, with a 73,800 sq. m. landscaped central park, linear green spaces, neighbourhood parks and a waterfront promenade. The plan also includes 5.6 km of beaches and a 177,000 sq. m. marina with more than 350 berths.

Marsa Al Saadiyat sits on Saadiyat Island, Abu Dhabi, placing residents close to the island’s attractions. The development will connect with the Saadiyat Cultural District, home to Louvre Abu Dhabi, Zayed National Museum, teamLab Phenomena Abu Dhabi and other major attractions. The location offers access to central Abu Dhabi through the island’s road network. Future links will improve movement across the emirate.

Marsa Al Saadiyat will offer four residential formats: mansions, luxury villas, waterfront apartments and branded residences. This mix gives buyers different choices, from larger homes to apartment living with access to shared facilities.

The development is planned as a walkable community. Residents will have access to schools, nurseries, healthcare facilities, community clubhouses, outdoor pools, sports courts and children’s play areas. A one-kilometre waterfront promenade will bring retail and dining to the shoreline, while the marina and yacht facilities add a leisure focus. Around 140 km of walking paths and a 46 km cycling loop will connect homes with parks and waterfront spaces. Cultural venues, including the planned Dar Al Funoon performance venue, will add more entertainment choices. Road links and the future Etihad Rail station will support transport needs.

Marsa Al Saadiyat adds a residential and lifestyle destination to Saadiyat Island. Its mix of coastal homes, cultural access, parks, schools, healthcare and waterfront amenities gives it broad appeal. The project is set to become an important part of Abu Dhabi’s luxury property market.
