Talay is the first residential development launched within Marsa Al Saadiyat on Saadiyat Island, Abu Dhabi, UAE. The wider waterfront masterplan covers about 6.4 million sq m and has a gross development value of AED 100 billion. Handover for Talay is scheduled for Q4 2029. Talay forms part of the first residential release. The project includes 167 standalone villas across four, five, and six-bedroom layouts. Homes range from about 5,403 sq. ft. to 6,867 sq. ft. in built-up area. The design combines modern villa forms with Emirati references. Bespoke louvre details by Emirati artist Abdalla Almulla add a local touch, while a commissioned fountain forms part of the public spaces. The landscape plan includes green corridors, an outdoor majlis pavilion and water features inspired by the traditional aflaj irrigation system.

The development sits within Marsa Al Saadiyat, on Saadiyat Island. Its location places residents close to the beach, marina, cultural attractions and planned community facilities.
