Wadeem

Wadeem is a gated residential plot community by Modon on Al Hudayriyat Island, Abu Dhabi. Launched in 2025, it introduced more than 1,700 freehold plots for buyers who want to design and build their own four to six-bedroom villas, with handover scheduled for Q4 2028. The community is planned around a 16-hectare central park, landscaped green areas and pedestrian-friendly spaces. The architecture gives owners flexibility to create private homes within Modon's design guidelines. Plot sizes range from around 6,544 sq. ft. to 9,956 sq. ft., with room for private pools, gardens and outdoor dining areas. Modern Arabic, Mediterranean and contemporary architectural directions are part of the planned design framework. Landscaped parks, green corridors, and a 4.9-kilometre walking and cycling loop enhance the residential setting.

Wadeem offers residential plots rather than completed villas. Each plot is planned for a four, five, or six-bedroom villa, with selected larger plots allowing basement construction. Buyers have the opportunity to control the villa's design, layout and finishes while following community requirements.
