Rising above the Arabian Gulf, Wynn Al Marjan Island’s latest photographs, reported in the local media, have offered a compelling update, revealing the stunning scale of the $5.7 billion development, with its distinctive bronze-coloured hotel tower now dominating the waterfront.

The 70-storey structure reached its highest point in December 2025 and, including its signature spire, will stand at 352 metres, making it the tallest building in Ras Al Khaimah.

With construction progressing across its façade, interiors and surrounding hospitality facilities, Wynn Resorts has confirmed that the resort is scheduled to welcome its first guests in September 2027.

A New Standard of Luxury Hospitality

Designed as an integrated resort destination, Wynn Al Marjan Island will comprise over 1,500 rooms and suites, including the exclusive Enclave hotel-within-a-hotel concept.

The development will feature the UAE’s first licensed commercial gaming facility, alongside a 900-seat theatre, luxury retail, swimming pools, a world-class spa, extensive beachfront facilities, and 22 restaurants, bars and lounges including an Alain Ducasse steakhouse and the first international outpost of Delilah.

Further enhancing its appeal, the resort will incorporate a 98-berth marina accommodating superyachts of up to 85 metres, alongside 550 metres of beachfront, sheltered swimming areas and an engineered offshore reef.

What Does Wynn Mean for Ras Al Khaimah Real Estate?

Wynn Al Marjan Island represents the most significant catalyst in the history of Ras Al Khaimah real estate. The September 2027 opening provides greater assurance for investors, reinforcing confidence in the emirate's longer-term tourism, infrastructure and residential growth.

Market indicators point to substantial potential, including projected population growth of 60% by 2030, up to 5.5 million annual visitors and an estimated residential supply gap of 45,500 units. As internationally recognised brands including Nobu, Nikki Beach and W expand their presence on Al Marjan Island, demand for premium waterfront residences, branded properties and holiday homes is expected to gain further momentum.
