Dubai’s real estate market continued its positive trajectory in October 2026, building on the momentum established in September. With total transaction values reaching AED 52.77 billion, a 4.4% month-on-month increase, the market demonstrated continued resilience following the quieter summer period.
The latest figures point to confidence among investors and buyers, with growth extending across the wider residential market and the prime property segment.
Residential Sales Gather Pace
Residential sales reached AED 26.29 billion across 10,973 transactions, representing increases of 12.2% in value and 4.4% in volume compared with September, respectively.
Off-plan properties took on the mantle of the dominant force, accounting for 61.2% of residential sales value and 65.3% of transaction volume. This preference reflects confidence in Dubai’s long-term development prospects, with buyers showing appetite for new residential opportunities and future value creation.
Several established and emerging communities recorded notable growth. Palm Jebel Ali led the market with a 241% monthly increase in residential sales value, while Palm Jumeirah recorded a 38% rise in sales volume. Business Bay and Dubai Hills also delivered positive performances.
Prime Property Market Strengthens
Dubai’s luxury residential market recorded an especially strong month. Prime residential transactions of AED 10 million and above reached AED 6.22 billion, marking a 20.7% increase in value and a 25.4% rise in volume from September.
Growth extended across several sought-after destinations. Palm Jebel Ali, Business Bay and The Oasis by Emaar recorded significant increases in prime residential sales, highlighting the breadth of demand across Dubai’s luxury property landscape.
Notable transactions further reinforced this strength, including a six-bedroom villa in Dubai Hills Estate that sold for AED 97 million, and a six-bedroom villa in the World Islands that was acquired for AED 79 million.
Long-Term Potential
October’s performance reinforces the depth and resilience of Dubai’s real estate market. With residential activity strengthening and prime property demand gaining momentum, the outlook remains positive.
We expect the market to build on September and October’s performance, supported by resilient fundamentals, investor confidence and long-term growth potential.
