The countdown to Wynn Al Marjan Island is now official. Wynn Resorts has confirmed that the landmark integrated resort will welcome its first guests in September 2027, establishing a clear horizon for investors and the wider Ras Al Khaimah property market.
The project’s investment has also increased to US$5.7 billion, reinforcing its scale and long-term commitment to the emirate. Positioned on Al Marjan Island, the Wynn development will not only be the region’s very first casino and gaming destination, but it’s also among the largest integrated resort openings in the UAE in more than a decade.
A Destination, Not Simply a Resort
Wynn Al Marjan Island is being conceived as a complete luxury lifestyle destination. The resort will feature over 1,500 rooms and suites across 10 categories, including the exclusive Enclave “hotel within a hotel”, alongside residences and townhouse accommodation.
Since announcing its September 2027 opening, the resort has also revealed its newly completed 550-metre beachfront, offering a first look at the private shoreline, lagoon and engineered reef that will form a defining part of the resort experience. The waterfront has been designed across three distinct beach environments, with the sheltered lagoon set to accommodate swimming, snorkelling, paddleboarding and kayaking.
Further leisure offerings will include a luxury spa, beach club, multiple pools, a superyacht marina and a retail promenade, further positioning Al Marjan Island as a sophisticated waterfront destination with year-round appeal.
Dining, Entertainment and Culture
The culinary programme is equally ambitious, with restaurants and lounges spanning fine dining, social dining and nightlife. Highlights include an Alain Ducasse steakhouse and the first international outpost of Delilah, alongside Japanese, Italian, Indian, Greek, Lebanese and Indo-Persian concepts.
Entertainment will include a 900-seat theatre, an immersive production by Punchdrunk, and Wynn’s Sea of Dreams water, light and animation spectacle.
The Impact of Wynn on Ras Al Khaimah Real Estate
The September 2027 opening provides greater certainty for investors, supporting the next phase of growth in luxury residential demand, tourism, international investment, infrastructure and waterfront property values.
The market opportunity is substantial. Based on available figures, Ras Al Khaimah could see:

Total real estate transaction value has risen from AED 2.18 billion in 2022 (the year Wynn Al Marjan Island was announced) to AED 2.89 billion in H1 2026 alone. With branded developments from names including Nobu, Nikki Beach and W adding extensive depth to the market, Wynn is expected to further strengthen both capital appreciation potential and rental demand.
For investors, sea-facing residences and holiday homes are particularly well positioned to benefit from growing visitor numbers and short-term rental demand. The broader development case is also compelling, with supplied projections indicating attractive potential returns and development costs around 10% below the regional average.
