The latest addition to Dubai’s architectural landscape comes from AHS Properties, the boutique development firm founded by Emirati entrepreneur Abbas Sajwani. Known for delivering some of the city’s most coveted villas in Palm Jumeirah and Emirates Hills, AHS now turns its attention to the water’s edge with a new flagship project. Casa AHS comprises just 32 residences- a limited number of three-bedroom penthouses, four- and five-bedroom Sky Villas, grand Sky Mansions, and three ultra-luxurious Sky Palaces - ranging from 4601 to over 30,000 square feet. Upholstered wall panels and soft leather accents, combined with warm lighting embedded in the architecture, complete the layered effect. In the bedrooms, en suite bathrooms take on the feel of private spas, while generous dressing areas add everyday ease and offer a moment of ‘me time’.
Throughout the residence, a subtle, neutral colour palette is activated by sunlight and shadow, offering a blank canvas to inhabitants. Accents of brushed metal and natural wood lend refined definition. Such a considered approach to elegance extends to every corner of the address - from the gently arched thresholds to the proportions of terraces, where private pools in the Sky Villas shimmer against the park’s lush canopy.
Despite its address in the heart of Dubai, Casa AHS feels remarkably peaceful. The building’s sculptural architecture, designed by Killa Design - the visionary firm behind the Museum of the Future - eschews rigid lines in favour of softened geometries and flowing contours. Its limestone-toned cladding catches the shifting light throughout the day; from certain angles, the architecture seems to merge with its surroundings - especially at dusk, when the building’s pale surface mirrors the silvery hues of the canal waters below. The result is an architectural language that feels at once monumental and meditative, offering a rare sense of calm in vertical living.
Beyond its nuanced approach to design and panoramic views, Casa AHS offers its residents the opportunity to elevate their daily routine.
