On the 2nd floor, with lift, of a fine mid-19th-century building, this 195 sq m dual-aspect apartment offers exceptional volumes, with 4.30 m ceiling heights throughout.

A majestic 65 sq m living room, filled with light and facing due south, opens through three tall windows onto the Palais du Louvre (Arts Décoratifs wing). Period parquet flooring and a fireplace enhance its character, and it leads on to a study.

Between the street and the courtyard, an entrance gallery houses the dining room, which leads on to the separate kitchen overlooking the courtyard.

Laid out in a U shape around a charming inner courtyard, the apartment lends itself equally well to entertaining and to family life.

The bedrooms, all facing the courtyard, are arranged in two distinct areas. On one side, the principal bedroom comes with a dressing room, storage, a bathroom and a WC. On the opposite side, a wing entirely independent from the rest of the apartment houses two bedrooms, each with its own shower room; the ceiling height allows for a mezzanine sleeping area, as already installed in one of them.

A laundry room and a cellar complete this rare property.

The well-kept common areas live up to the address. Along the arcades of the rue de Rivoli, in the very heart of Paris, the apartment stands at the crossroads of the city's great museums: the Louvre and the Musée des Arts Décoratifs opposite, the Musée de l'Orangerie at the far end of the Tuileries Garden, and the Musée d'Orsay across the Seine. The Palais-Royal gardens, the Comédie-Française and the rue Saint-Honoré are only a short walk away.
