What is a Service Charge?
A service charge is the cost of maintaining your property. This charge will usually cover maintenance, cleaning, and repairs in the property's communal areas. It also may include chiller fees. The service provider for these is usually nominated by the development's homeowners' association. Please note that in some cases, apartment developments charge different rates for inclusive balconies/terraces, which means you may be expected to pay a lower charge. In addition, it is important to keep in mind that service charges for most villa communities are based on plot area. Jumeirah Golf Estates is the exception in this case & charges are based on the built-up area.
Besides this, you will also contribute a nominal amount to a 'sinking fund'. This sinking fund helps maintain the yearly service charge fees and prevent major ups and downs. The funds are usually utilised for major repairs, especially in communities with district cooling units that need chiller replacements. It will also be used in situations where elevators need to be repaired/replaced and for facade cladding maintenance.
