District One

District One is a residential community in MBR City (Mohammed Bin Rashid City). It is an AED 35 billion project launched in 2014 by the collaboration of Meydan Sobha and District One Developers. Other companies involved in the project were AE7 as Architectural Consultant, MS Construction and Wade Adams as Building Contractors, and Turner International Middle East as Project Manager. The development consists of 7 sub-communities with an area of 501 hectares (1,240 acres). 65% of the community’s area is devoted to green spaces, which means 26 million sq. ft. of open and green spaces for parks and lagoons. District One offers a unique living experience, as 7km of man-made waterbody encircles the area, created with a patent technology that keeps the water looking crystal blue.

District One is located in MBR City. Situated close to the Business Bay, the development is home to thousands of professionals and families who work in the Business Bay District. The area is well connected to the rest of Dubai with E44 Al Khail Road and the D69 Al Maydan Road, which pass by the district. Other nearby areas of District One include Al Quoz, Meydan, and Downtown Dubai. In District One, three types of properties are mainly available for residence: townhouses, apartments, and villas. For apartments, you can find 1, 2, and 3-bedroom units with areas ranging from 600 sq. ft. to 2,000 sq. ft.,  3, 4, and 5-bedroom villas with areas around 9,000 sq. ft. to 13,000 sq. ft. of floor space, and 4-bedroom townhouses 3000 sq. ft. to 5000 sq. ft.

Parking spaces will not be an issue for the residents of District One, as most of the villas and townhouses have at least one parking garage. The closest bus station is the Al Quoz Intersection bus stop, which is just a 4-minute drive away from the development. Dubai Fountain is one of the most popular attractions in Dubai, with over 6,000 high-intensity lights that put on an amazing water show at night. It is 10 minutes away from the building. Another good attraction for golf lovers is The Track Meydan Golf, which is located on Al Meydan Rd and can be reached in 10 to 12 minutes by car.
